2 - Paste your Anthropic API key once

3 - Select your tab: Price My BOQ or Audit Contractor BOQ
Price tab: upload your unpriced BOQ — get unit rates, amounts, and cost breakdowns at your chosen spec tier and region. Audit tab: upload a contractor's priced BOQ — get a variance report with every overpriced item flagged.
4 - Upload your Excel BOQ file
Drag and drop. The tool reads Description, Qty, Unit, and Unit Rate columns automatically — including parent descriptions above quantified line items, as structured in standard steel piping BOQ templates. For multi-discipline BOQs, combine all sheets into one before uploading, or upload each sheet separately.
Note: If you hit a rate limit, the tool handles it gracefully — no work is lost. The tool will show an error message. Simply wait 60 seconds and click "Price BOQ with AI" again — the tool will resume from where it stopped (already-matched items are kept).
5 - Click "Price BOQ with AI" or "Audit with AI"
Each item is matched semantically — not by exact text — to the reference database. A close-but-imperfect match is flagged with a plain-language note explaining exactly what differed (size, schedule, or class); items with no reasonable match return a clear "No Match Found" result, so nothing is silently skipped or filled with estimated figures.

Enter your own man-hour, electrode, paint, and hydrotest rates directly — no preset regional averages standing in for your actual costs. WHY THIS TOOL
Twenty years in this industry, split almost evenly between two worlds — MEP and oil & gas.
On the oil & gas side, I estimated piping erection costs for contractors working ADNOC, GASCO, ADCO, and Saudi Aramco projects. I've seen where man-hour allocations get padded, and where they get missed entirely — often in the same BOQ.
Nobody had a reference to catch it. Estimators were rebuilding judgment from scratch on every bid. So I built one.

What kind of Excel files does it accept?
Standard piping BOQ formats in .xlsx, .xls, or .csv, with Description, Size, Schedule/Class, and Quantity columns — recognized under common naming variants (NB, Diameter, Class, Sch, and similar). Handles parent system headers above quantified lines, and supports multi-sheet workbooks.
How accurate are the reference rates?
The rates are indicative macro-benchmarks: 369 line items come directly from my own real, field-documented GCC piping erection contracts; the remaining 3,814 are reference combinations mathematically derived from, and cross-validated against that same real data — escalated to 2026 using published labor and material cost indices, base cost plus overhead, without final contractor margins. Use the output as a rapid, reliable conceptual reference range, then adjust the rates to fit your local project realities.
What happens when an item doesn't match exactly?
The tool never silently substitutes or guesses. If a close reference item exists — same component, different size/schedule/class than what you specified — it's used, but flagged with a note stating exactly what didn't match. If nothing reasonably close exists, the item returns "No Match Found" rather than an invented number, so your total cost estimate is never quietly padded with fabricated line items.
